Privacy Policy
Effective September 11, 2026
This Privacy Policy explains how Riverstones LLC, doing business as PropertyDeals ("PropertyDeals," "we," "us," or "our"), collects, uses, discloses, and protects personal information when you use propertydeals.app and related services that link to this Policy (collectively, the "Platform"). It also explains the privacy choices and rights that may be available to you.
This Policy describes our practices; it is not a substitute for separate consent when consent is required by law. Please also review our Terms of Service.
1. Scope
This Policy applies to Platform visitors, account holders, sellers, buyers, investors, real estate professionals, title and closing professionals, applicants, invitees, and people who communicate with us.
It does not apply to information independently processed by another person or business under its own privacy policy, including communications or transactions that occur off the Platform. It also does not apply to properly deidentified or aggregated information that cannot reasonably be linked to a person.
The Platform is intended for U.S. users who are at least 18 years old.
2. Information We Collect
The information we collect depends on how you use the Platform.
2.1 Account and profile information
We may collect your name, email address, telephone number, profile image, business name, account role, service area, professional or license information you choose to provide, and other profile details.
We also process information needed to create and protect your account, such as password hashes, Google account identifiers and profile information provided through Google sign-in, session identifiers, login records, verification status, and account-security events. We do not receive your Google password.
2.2 Property, listing, and deal information
We may collect information you enter, upload, import, or generate about properties and potential transactions, including:
- property addresses, characteristics, descriptions, pricing, estimated values, rental and expense information, repairs, comparable properties, access details, closing information, and logistics;
- photographs, videos, documents, contracts, assignments, proof of ownership or contractual interest, and related metadata;
- buyer criteria, saved properties, favorites, pre-saves, network relationships, deal matches, invitations, requests, offers, walkthroughs, listing engagement, and transaction status; and
- information used for reviews, reputation features, confirmed closings, or success stories.
Property and deal information may identify owners, tenants, buyers, sellers, representatives, contractors, or other people who do not have a PropertyDeals account. You must have lawful authority to provide that information and should provide only what is reasonably necessary for the feature you are using.
2.3 Applications, verification, and reputation information
If you apply for seller, professional, or other verified access, we may collect application responses, business information, transaction history, references, recommendations, documents offered as evidence of prior transactions, and communications or confirmations from title companies, closing professionals, or other third parties.
A badge, status, review, or confirmation reflects only the limited information described on the Platform. It is not a background check, license determination, legal review, endorsement, or guarantee.
2.4 Communications and user content
We may collect listing text, reviews, ratings, profile content, feedback, support requests, reports, disputes, survey responses, and communications with PropertyDeals. We may also retain Platform records of invitations, connection requests, offers, responses, and notices.
Most substantive deal communications between users occur off the Platform. We do not claim to capture or store every communication between users. If we introduce direct messaging, we will update this Policy as appropriate.
2.5 Information collected automatically
We and our service providers may automatically collect IP address, browser and device information, operating system, language, referring and exit pages, dates and times of access, pages and features viewed, clicks and interactions, session duration, cookie or similar identifiers, approximate location inferred from IP address, and crash, performance, and security data.
2.6 Information from other sources
We may receive information from Google when you use Google sign-in or Google Drive features; property-data providers such as ATTOM; public or licensed property records; other Platform users; title and closing professionals; references; service providers; and sources you direct to provide information to us.
2.7 Sensitive information we do not request
Do not upload Social Security numbers, government identification numbers, bank-account or payment-card information, consumer reports, medical information, biometric identifiers, passwords, or other highly sensitive information unless a specific feature expressly requests it and provides an appropriate notice.
Contracts, photographs, and attachments can contain sensitive information in signature blocks, exhibits, or metadata. Review and redact unnecessary information before uploading. Because users control what they upload, we cannot promise that the Platform will never receive information we did not request. If we learn that unnecessary sensitive information was submitted, we may restrict access, redact it, or delete it where reasonably practicable and legally permitted.
2.8 Buyer contact, profile, and marketplace activity
If you participate as a buyer, we collect profile and contact information you provide, such as name, email address, telephone number, company or business name, profile photo, location or service area, bio, and preferred contact methods. We also collect investment criteria and buy-box preferences, marketplace activity (including saved properties, favorites, connection requests, list requests, and deal engagement), network and relationship status with sellers, and settings that control how your information is shared with sellers and other Platform participants.
2.9 Uploaded and imported contacts
Users may upload or import contact information about buyers, sellers, partners, representatives, contractors, title professionals, or other people. If you provide another person's information, you must have lawful authority to provide and use it for the requested Platform feature.
PropertyDeals may process imported contact information to provide contact management, invitations, matching, network, deal-sharing, or transaction features. An imported contact who does not have a PropertyDeals account may receive a limited invitation or notification identifying PropertyDeals and, where appropriate, the inviting user. PropertyDeals does not treat an imported contact as having consented to unrelated marketing texts or automated calls. PropertyDeals does not repurpose non-user contact information for unrelated PropertyDeals marketing unless that use is separately disclosed and legally permitted. We honor opt-outs and suppression requests where required by law.
3. How We Use Information
We may use personal information to:
- provide, operate, maintain, secure, and improve the Platform;
- create and administer accounts;
- publish listings, profiles, and other content according to Platform access rules;
- support property marketing, connections, matching, favorites, offers, walkthroughs, transaction tracking, reviews, and closing confirmations;
- review applications and administer access or verification programs;
- import user-selected files and retrieve property information;
- provide user-requested AI-assisted features;
- send service, security, legal, transactional, and permitted marketing communications;
- provide support and respond to privacy requests, reports, and disputes;
- analyze use, measure performance, diagnose errors, and develop features;
- prevent and investigate fraud, abuse, unauthorized access, security incidents, unlawful activity, or violations of our Terms;
- comply with law and establish, exercise, or defend legal claims; and
- evaluate or complete a financing, merger, acquisition, reorganization, bankruptcy, or sale of assets.
Where applicable law requires a legal basis, our basis may include performing our agreement with you, complying with law, protecting legitimate business or safety interests, and consent.
4.1 Marketplace sharing with sellers and participants
When you sign up or participate as a buyer, PropertyDeals may make designated profile and contact information available to eligible sellers and other authorized Platform participants to support:
- sharing and marketing real estate deals and opportunities;
- buyer–property matching and deal alerts;
- seller network and buyer-list management;
- invitations and connection requests;
- listing, offer, walkthrough, diligence, and closing discussions; and
- other legitimate Platform and real estate marketplace purposes.
What sellers and other participants can see depends on the feature, your settings, and whether you are connected, matched, or associated with a property or request. For example, the PropertyDeals buyer pool generally does not display buyer email or telephone numbers until connection rules permit contact visibility; seller-owned buyer-network records may include contact information the seller entered or imported; and public professional profiles show your available email address and phone number by default when your profile is eligible for public display. You can hide either contact method at any time in Account Settings.
Restricted, authenticated, network-connected, and transaction-specific information is visible only according to Platform access rules. Seller CRM and deal-private contact records are separate from public-profile contact settings.
Sellers and other users who receive buyer information act independently from PropertyDeals. Their off-platform communications and handling of information may be governed by their own legal obligations and practices. PropertyDeals does not control how sellers use contact information off the Platform, but our Terms restrict certain misuse.
5. Artificial Intelligence
PropertyDeals may use AI services, including OpenAI APIs, to help users draft property descriptions or marketing content from information the user provides or selects.
AI output may be inaccurate, incomplete, biased, or unsuitable and must be independently reviewed before use or publication.
AI output is not legal, real estate, appraisal, financial, tax, safety, medical, or investment advice.
We do not use user-uploaded contract documents as AI inputs unless a feature clearly discloses that use before processing and obtains any consent required by law.
We may retain AI inputs and outputs as part of the relevant listing or account record and disclose them to an AI service provider as needed to provide the requested feature.
We do not use AI to make decisions that produce legal or similarly significant effects about a person without providing any notice, rights, assessment, or consent required by law.
The current AI feature is not a general-purpose assistant, emergency service, or crisis resource. Additional notices, terms, and safety controls may apply if we introduce conversational AI.
6. Google User Data
When you use Google sign-in, we receive the account information Google provides for authentication. When you choose to import media or documents from Google Drive, we may receive the files and limited metadata you expressly select, together with authorization and technical information needed to complete the import.
Our use and transfer of information received from Google APIs will adhere to the Google API Services User Data Policy, including its Limited Use requirements.
We do not use Google user data for targeted advertising or sell it. We limit human access to situations permitted by Google's policies, such as providing support with your permission, investigating abuse or security issues, or complying with law. You can revoke PropertyDeals' Google access through your Google account settings. Revocation does not automatically delete files you already chose to import into PropertyDeals.
7. How We Disclose Information
We may disclose personal information:
- to users and the public when you publish, share, or direct us to provide information, or when limited disclosure is needed to operate connections, offers, reviews, confirmations, and reputation features;
- to eligible sellers and other authorized Platform participants when you participate as a buyer, enable discoverability or connection features, approve a list or connection request, or otherwise direct or expect marketplace matching, as described in Section 4.1;
- to service providers that support hosting, cloud storage, databases, authentication, analytics, error monitoring, communications, security, property data, AI processing, and file import. Providers may include Google, Google Cloud, Vercel, PostHog, ATTOM, and OpenAI and may change over time;
- to professional advisers such as lawyers, accountants, auditors, and insurers;
- for legal, safety, and enforcement purposes when reasonably necessary to comply with law, respond to lawful requests, protect people or property, investigate misconduct, enforce agreements, or defend legal claims;
- in a business transaction such as a financing, merger, acquisition, reorganization, bankruptcy, or sale of assets; and
- with your direction or consent or for another purpose explained when information is collected.
Service providers may process information only for contracted purposes and subject to applicable confidentiality, security, and data-protection obligations.
8. Sale, Targeted Advertising, and Profiling
PropertyDeals does not currently sell personal information for money or use personal information for targeted advertising based on activity across unaffiliated businesses. We also do not currently share personal information for cross-context behavioral advertising as that term is defined by California law.
When you participate as a buyer and use marketplace matching, discoverability, connection, or deal-related features, PropertyDeals may disclose designated profile and contact information to eligible sellers and other authorized Platform participants to provide the service you request. That disclosure supports the marketplace function rather than unrelated advertising, but applicable state laws may characterize certain disclosures differently depending on context, consideration, contracts, and statutory definitions. We describe our practices accurately in this Policy and provide opt-out and request rights where required by law.
We may use service-provider analytics to understand use of our own Platform. If our practices change, we will update this Policy and provide any required notice or opt-out before the new practice begins.
Where applicable law treats a disclosure as a sale or targeted-advertising activity, eligible users may opt out by emailing us as described in Section 13. We honor legally recognized universal opt-out signals, such as Global Privacy Control, when required and technically applicable.
We do not use personal information for profiling that itself approves, denies, or makes another legally significant decision about a person. Deal matching and recommendations do not complete or guarantee a transaction.
10. Email and Text Messages
We may send service, security, account, legal, invitation, matching, and transactional messages needed to operate the Platform. You may stop many of these messages by closing your account, except for messages we must retain or send by law.
PropertyDeals may send deal alerts, digests, and similar opportunity notifications to registered buyers according to their notification settings. These messages relate to Platform activity and matching and are separate from unrelated PropertyDeals promotional campaigns.
PropertyDeals does not currently operate a general commercial marketing email program to registered users. If we begin sending promotional marketing emails, we will identify the sender, include information required by law, provide a working unsubscribe method, and maintain suppression records before doing so.
We send marketing text messages or make automated or prerecorded marketing calls only after obtaining any consent required by law through a separate opt-in. Consent to marketing texts or automated calls is not required to create a buyer profile or use the Platform. Message frequency may vary, and message and data rates may apply. Reply STOP to opt out and HELP for help, or use another method stated in the message when marketing SMS is active.
11. Data Retention
We retain personal information for as long as reasonably necessary to provide the Platform, maintain business and transaction records, comply with law, resolve disputes, prevent fraud, enforce agreements, and preserve evidence.
Retention depends on the type and sensitivity of the information, the feature involved, account status, legal requirements, applicable limitation periods, and security needs. For example:
- account and profile information is generally retained while an account is active and for a reasonable period afterward;
- public listings, reviews, confirmations, and transaction records may be retained after account closure to preserve record integrity, prevent fraud, or resolve disputes, although public display may be removed or deidentified where appropriate;
- applications, verification evidence, contracts, and restricted property materials are retained for applicable review, transaction, fraud-prevention, legal, and recordkeeping needs;
- consent, opt-out, support, legal, and dispute records may be retained to document compliance and resolve claims; and
- backups are deleted or overwritten through ordinary backup cycles unless preservation is required.
Account deletion does not necessarily remove information another user provided, information already made public or copied by others, properly deidentified information, or information we are legally permitted or required to retain.
12. Security
We use reasonable administrative, technical, and organizational safeguards designed for the nature and sensitivity of the information we process. No system is completely secure, and we cannot guarantee absolute security.
You are responsible for protecting your credentials and devices, using care when sharing information, and promptly notifying us of suspected unauthorized access. If a security incident requires notice under applicable law, we will provide notice as required.
13. Privacy Rights and Choices
Depending on where you live and whether a law applies to PropertyDeals, you may have rights to access, correct, delete, or obtain a portable copy of personal information; receive information about disclosures; opt out of sale, targeted advertising, or certain profiling; limit certain uses of sensitive information; withdraw consent; appeal a denied request; and receive nondiscriminatory treatment.
To submit a request, email contact@propertydeals.info with the subject "Privacy Request." To appeal a denied request, use the subject "Privacy Appeal." We will respond within the period required by applicable law.
We may need to verify your identity and authority before acting. An authorized agent may submit a request where permitted by law, subject to appropriate verification. We may deny or limit a request where an exception applies, the request cannot be verified, or the request is excessive or technically infeasible as permitted by law.
You may update certain information through your account and unsubscribe from marketing through the link in an email or the instructions in a text message.
14. U.S. State Privacy Notices
Comprehensive state privacy laws generally apply only when a business meets the law's scope and thresholds. If an applicable law covers PropertyDeals and your information, we will provide the rights and response procedures required by that law.
For purposes of California law, during the preceding 12 months we may have collected the following categories: identifiers; customer-record information; commercial information; internet or network activity; approximate geolocation; visual or similar information; professional information; account credentials and information contained in user-selected documents; and inferences. The examples, sources, purposes, and recipients are described in Sections 2, 3, and 7.
We do not currently sell or share personal information for cross-context behavioral advertising, and we do not knowingly sell or share personal information of people under 16. California and other eligible residents may submit requests using Section 13. We may provide additional state-specific notices as laws or our practices change.
15. Children
The Platform is not directed to children, and users must be at least 18. We do not knowingly collect personal information from children under 13. If you believe a child provided personal information, contact us so we can investigate and take appropriate action.
16. Third-Party Services and U.S. Processing
The Platform may link to or work with third-party services. When those services act independently, their own terms and privacy notices govern their processing. PropertyDeals is not responsible for services it does not control.
PropertyDeals is operated from the United States and intended for U.S. users. Information may be processed in the United States and other locations where our service providers operate, subject to applicable law. If you access the Platform from outside the United States, you are responsible for ensuring your use is lawful, and nonwaivable local law may apply.
17. Changes and Contact
We may update this Policy to reflect changes in law, technology, or our practices. We will post the updated version with a new date and provide additional notice or obtain consent when required.
